How can I find a good conveyancer or solicitor?

This is a complex one and a step I find most buyers don't spend enough time on.
It really is a case where "buying cheap" does often mean "buying twice" - cheap property solicitors or conveyancers can cost you a lot of money! Let me explain...
The cheaper your solicitor the slower they are likely to be. You'll find it difficult to get through to them on the 'phone and days can pass before they answer your emails. They can disappear off on holiday giving you only a moments notice and leave your paperwork in the air for weeks.
Why? Because you're not paying for that level of service.
"So what" you might say, I'm in no hurry. You might not be but the reality of life is that Time Costs Deals. The longer your purchase drags on the more likely something is to happen in the vendors life that will make him not want to sell.
At the very basic level the vendor might just decide not to sell to you because its all taking to long.
But it goes further than this. A person makes a decision to sell because their lives have arrived at certain circumstances. They may have got a pay rise or a pregnancy might mean they are looking for more space.
They agree to sell to you but four weeks later the media starts to fill with stories of an impending economic downturn. The vendor starts to think this might not be a good time to stretch themselves financially after all and the sale is off.

By the time they do you will have paid for your survey and your solicitor. Now you're going to have to start all over again with another property and pay a surveyor and a solicitor all over again ... in other words "Buy cheap, buy twice".
Conveyancers are the one place you just don't want to cut costs. My first step is to as the estate agent who they recommend, the normally have a list. Then I simply ask "Who is the most expensive?"
That's not the end of it. I'm not one for throwing money away but it gives me a starting point of two or three solicitors that are likely to offer the service needed to get a transaction through fast.
